Common Water Heater Problems We Fix
Your water heater works hard behind the scenes, providing the hot water you need for showers, dishes, and laundry. When problems arise, they disrupt the whole household. These are the issues we address most often.
No Hot Water
A complete failure can stem from a tripped breaker, a failed heating element, a pilot or ignition fault, or a bad thermostat.
Insufficient or Lukewarm Water
An undersized unit, crossed connections, or a failing element leaves water that never reaches temperature.
Leaking Water
Water pooling around the tank needs immediate attention: inlet and outlet fittings, the relief valve, or the tank itself.
Strange Noises
Popping, rumbling, or banging usually means sediment has hardened at the bottom of the tank or scaled the elements.
Rusty or Discolored Water
Rusty or brown hot water signals internal tank corrosion or a depleted anode rod.
High Energy Bills
Bills rising without a change in water use point to sediment buildup or a thermostat running the unit longer than needed.

3 months agoThomas was professional and went a step above. Did a great job to show me everything that I had to keep an eye on and cleaned up like he wasn’t never there. Price wise I’m on their membership program we bought with our new system. They’ve been good so far and it’s been a few yrs now.

4 months agoShowed up on time. Respectful, kind, and efficient. I’m sure my husband could have replaced the capacitor but for the price and convenience we were happy to spend our money here. They installed our furnace last year and we have always happy with CJS.

5 months agoWe had an issue with our sump pump going off, even though there wasn’t any water problem, and it turned out the entire unit needed to be replaced. We called Bassett that morning, and they were able to offer same-day service, which we really appreciated. Throughout the day, I received texts and calls keeping me updated that they were still coming, even as other jobs ran longer. I didn’t mind the delay at all—it was clear they were doing their best to fit us in. Josh arrived later in the day and spent a few hours replacing the sump pump. He explained everything clearly and was both informative and understanding throughout the process. He also took the time to look at another issue, took photos and measurements, and said he would follow up after speaking with his boss. What really stood out was his professionalism and attitude. Even after 6 p.m., when he mentioned he still had two more stops to go, he never once rushed or made us feel like just another job. He made us feel like a priority, and that meant a lot. We’re very grateful for the service and would absolutely recommend Bassett, and especially Josh, to others.

7 months agoWe got estimates for a new water softener. I hadn't compared prices anywhere else. After receiving your estimate I called another service. To install and replace it was 5 and 6000 dollars less. Wow what a difference. We are going with the other service. Dale was great. He was very helpful. And so nice. The gal on the phone was also nice. Overall great experience. It just a money thing. Thank you so much Have a nice spring, Michelle

FAQ
Common Questions About Water Heater Repair
Do you offer same-day water heater repair?
How do I know if I need water heater repair or replacement?
Most tank water heaters last 8 to 12 years. If yours is leaking, rusting at the base or fittings, no longer keeping up with hot water demand, or is past that age range, replacement is usually the smarter financial move rather than another repair. As an illustration, a 10-year-old tank water heater with a $400 repair quote is generally a better candidate for replacement than an 3-year-old unit with the same repair estimate. Other signs that point toward replacement: rumbling or popping sounds from sediment buildup, or discolored water coming from the hot tap.
Is it Worth it to Repair a Hot Water Heater?
In many situations, repairing a water heater proves to be a valuable investment. Indicators that may suggest it’s time for a water heater replacement include its advanced age or a history of frequent repairs. However, if the repair costs remain reasonable, opting to repair your water heater is typically a cost-effective choice.
What is the Most Common Problem With Water Heaters?
Encountering issues with your water heater, like leaks, discolored water, or corrosion? Don’t hesitate to contact Bassett Services today and arrange a professional repair service for your home’s water heater.

How Much Does it Cost to Repair a Water Heater?
Determining the price of water heater repairs relies on various factors, such as the type, age, and necessary components and labor. Typically, repair expenses can vary between $100 and $500; in some cases, more extensive repairs may exceed $1,000 in costs.
How Long Can a Water Heater Last?
Many traditional storage-style water heaters typically offer an average lifespan of 8 to 12 years, largely depending on the unit’s quality and maintenance. In contrast, when receiving appropriate care and maintenance, tankless models can extend their longevity to 20 years or more.
Can I Repair my Water Heater Myself?
In many instances, it’s advisable not to undertake DIY repairs on a water heater due to safety considerations. It’s crucial to enlist the expertise of a seasoned plumbing technician who can thoroughly assess the appliance, identify any problems, and offer guidance on the optimal approach. They are also equipped to deliver professional installation or necessary repairs.
